Retaining Wall Repair in Brentwood, CA

A wall that leans, cracks or bulges is telling you something is wrong behind it. Here is what is commonly repairable, what usually means a rebuild, how contractors assess a wall, and what repairs typically cost.

Safety first. We can't tell you whether a wall is safe. If a wall is moving, near a building, pool or driveway, or holding back a slope above people, keep clear of the base and have a licensed contractor or engineer evaluate it promptly.

What usually goes wrong

Retaining walls hold back soil, and soil that is wet is heavier and pushes harder. The most common causes of problems are general ones:

  • Water behind the wall: blocked or missing drainage lets water build up. Contractors often point to drainage first.
  • Footing or base problems: a base that was too shallow, undermined or poorly prepared can let a wall settle or tilt.
  • Extra load above the wall: a driveway, slope, patio or building close to the top adds pressure (what the code calls a surcharge).
  • Roots and soil movement: large roots and expansive soils can push a wall over time.
  • Material wear: rotting timbers, cracked concrete or crumbling mortar joints.

Repair or rebuild?

In general terms, problems caught early are more often repairable: clearing or adding drainage, patching minor cracks, resetting a few block, replacing a cap or a few rotted boards. Walls with progressive leaning, large bulges, wide stair-step cracks or a footing that has been undermined more often need a partial or full rebuild. Which applies is a judgment for the contractor or engineer who inspects it, and it can change the price a lot: Angi puts repairs around $800–$1,000 and full replacement at $6,000–$14,500 (Angi).

What a contractor will look at

  • Wall height, length, material and age, and how it was built if known
  • The direction and amount of lean, and whether it is still changing
  • Cracks, bulges and gaps, and where water is collecting
  • Drainage: weep holes, pipes, downspouts and grading above the wall
  • What sits above the wall: a driveway, fence, slope or building
  • Whether a permit or engineering is needed for the repair

Retaining wall repair questions

How much does retaining wall repair cost?

Angi lists an average of about $700, with most repairs between $450 and $950. By problem, Angi shows bowing or leaning at $275–$1,200, cracking or crumbling at $335–$1,100, and leaking or seeping at $220–$990. Fixr's national average is $750. Replacing the whole wall costs far more.

Can a leaning retaining wall be repaired?

Sometimes. A contractor or engineer has to find out why it is leaning first, since drainage, soil pressure, a weak footing or tree roots are common causes. A wall that is still moving usually needs more than cosmetic repair. We can't tell you which applies to your wall.

Do I need a permit to repair or replace a retaining wall?

It depends on the work and the wall. Brentwood's code requires a building permit for retaining walls over four feet high and for walls supporting a surcharge. A rebuild is likely to be treated differently from a minor repair, so ask the City's Building Division before work starts.

Who repairs retaining walls near Brentwood?

Concrete, masonry, landscape and general contractors do. Look up the license, classification and status at cslb.ca.gov, and have the scope, including drainage, in writing.

Is a leaning retaining wall an emergency?

It can be, especially if the wall is near a house, pool, driveway or a neighbor's property. We can't assess it, so don't wait for it to get worse: keep people and vehicles away from the base and have a licensed contractor or engineer evaluate it promptly.
