Choosing a Retaining Wall Contractor in Brentwood, CA

Who builds retaining walls?
Retaining walls are built by concrete contractors, masonry contractors, landscape contractors and general contractors. Some specialize in one material, such as poured concrete or segmental block. Which license classification a particular wall falls under isn't something we can tell you, so ask each bidder what classification they're bidding under, then look it up on the state license board's site (CSLB). The board also publishes homeowner checklists for hiring a contractor.
What a good bid should spell out
- Wall size: height (and how it's measured) and length, ideally on a simple sketch with the location on your lot.
- Material and finish: concrete, block, stone veneer or wood, plus the cap and any facing.
- Footing and base: what is being built below the wall and how deep it goes.
- Drainage: what carries water away from behind the wall and where it exits. See why this matters.
- Engineering and permits: whether drawings or a geotechnical report are needed, who pays for them, and who applies for the permit and schedules inspections.
- Demolition and haul-off of any old wall, and what happens to soil and debris.
- Access and site work: equipment access, fence or landscaping removal, and restoration afterward.
- Price, deposit and payment schedule: tied to milestones rather than paid up front.
- Timeline and warranty: in writing, including exclusions. We can't verify any contractor's warranty.
Red flags
- Suggesting you skip a permit or inspection the City requires.
- No mention of drainage, or "we don't need it."
- A tall wall, or one holding back a driveway or building, with no drawings or engineering discussion.
- A vague, handwritten number with no scope, or a large cash deposit.
- Pressure to sign today, or a license number that doesn't check out.

- Read the Brentwood permit rules and ask the Building Division what applies to your wall.

What type of contractor builds retaining walls?
Concrete, masonry, landscape and general contractors all take retaining wall jobs. Which license class fits depends on the wall, so look up any contractor's license, classification and status at cslb.ca.gov, and ask what class they are bidding the job under.
Who pulls the permit, the contractor or the homeowner?
Either can in some cases, so settle it in the written scope. Ask who applies, who pays the permit and plan-check fees, and who schedules inspections. A contractor who suggests skipping a permit that the City requires is a red flag.
Do I need engineered drawings?
For taller walls or walls holding back a slope, driveway or structure, the City may require a building permit, and may ask for a geotechnical report or engineering. Brentwood's code is quoted on our permit guide; the Building Division makes the call for your lot.
How many bids should I get?
Two or three written, itemized bids are enough to see the spread. Compare the scope line by line (height, length, material, footing, drainage, haul-off, permit) rather than the bottom-line number.
